With 7,782 residents (2000 Census) in 1.22 square miles, Toluca Lake has one of the lowest population densities in Los Angeles.

Condos and townhomes in Toluca Lake are priced in the low to mid-$300,000s, and single-family homes start in the mid-$600,000s and can reach well into the millions of dollars. The quiet Toluca Lake neighborhood is nestled into the Santa Monica Mountains where residents enjoy hiking and biking, and the famous lake itself offers six acres of fishing, swimming, and boating. There are numerous parks nearby as well as golf courses and playgrounds, and the private Lakeside Golf Club sits at the edge of the lake.
