New housing inventory on OPEN HOUSE DAY
Since I saw a lot of houses last Sunday, I explored areas outside of Hancock Park and Larchmont Village. It was quiet out there the 1st hour! Where are the brokers? I was impressed with the first 2, because they are "done" houses with 4 bedrooms each and not too far south of Wilshire. I am hoping to take a client who has 3 kids, to this neighborhood, away from the Hollywood Hills where we are not finding anything! The 1st one, 1212 S. Victoria is NOT my style, but with a few changes and new furniture, it could be great. The yard is spectacular and the garage could host an occasional guest. $1199000 2739 sq ft and 8592 lot. North of Pico Blvd. Easy for me to show.
The 2nd one is 726 S. Bronson listed at $1299000 2520 sq ft/ 6842 lot. This is a really great block (neighbors put on a block party every year) and a better neighborhood. I viewed about 8 more properties but these 2 stood out. Bottom line, if you have been priced out of Hancock Park and still want the feel of it, these 2 are a good option and not far from the action.
