I love DUPLEXES – my pick in Hancock Park at 335 S. Norton
While it is not my favorite block of Hancock Park, I thought this was a decent duplex at 335 South Norton in Los Angeles 90020. This area borders Koreatown and is surrounded by multi-milllion dollar homes. What I love is that it feels like a home, but your tenant is paying towards your mortgage. I prefer side-by-side duplexes for less noise. Priced at $509 a sq foot which is about half the price of the sq. ft of our single famliy homes. List price $1595000 still feels a tad bit high.
From MLS: Beautifully maintained, lushly landscaped duplex in the heart of Windsor Square, a historic neighborhood surrounded by some of the most significant estates in Los Angeles. Property located in the highly ranked 3rd Street Elementary School. Owner occupied lower unit extensively remodeled w/ formal entry foyer, living room w/ decorative fireplace & French doors opening to deck, remodeled kitchen w/ dining area, powder room, two en suite bedrooms w/ French doors opening to tranquil gardens & fruit trees. Upstairs tenant occupied unit has formal living room w/decorative fireplace, formal dining room, remodeled kitchen w/ breakfast nook opens to deck overlooking private yard, two bedrooms & two bathrooms. Upgrades include central heating/air conditioning, newer windows throughout, separate laundry for each unit & much more. Short distance to Larchmont Village shops, restaurants, coffee shops & Sunday farmer’s market.
Upper tenant paying almost $3100, lower unit will be vacant & could probably rent for $3700. For a showing, please contact me.
